How to understand building and planning regulations

How to understand building and planning regulations

What are planning and building controls? Why do they exist? Can you deal with them yourself or is it best to ask a specialist? As with any task, you can decide for yourself when you know exactly what's involved.

First of all, it's important to understand what planning and building regulations are. It's easy to think of them as restrictive, bureaucratic tools put in place purely to thwart your ambitions. However, they're essential safety mechanisms which have been designed to protect you, your neighbours and the local environment.

The regulatory bodies will give you permission to carry out your plans unless there are very good reasons not to - in which case they must explain their decision. And if you disagree, you have the right to appeal against it.

Rated 5 out of 5 by from Great loft ladder I bought this to improve access to the largest part of my loft and it has been a revelation. I had to do a bit of work to modify the joists before I fitted it and found some useful advise on how to do that properly on YouTube. Once I had done that, the actual fitting was very straight forward and I managed to do it on my own, although annoyingly there were no instructions in my pack. I contacted B&Q's customer services online and was sent a pdf of the instructions, which were actually very important as they contain essential information about how to fit it. I'm not sure why none were included as the packaging was all intact but I'm glad I didn't try and fit it without them. Whilst fitting is not complicated you do need the correct information about how to do it. Now that it is up and working, access to my newly boarded out loft is so much easier. The ladder is solid and simple to use. The spring loaded mechanism takes away the effort of opening and closing it and I am quite happy to say that in my experience this is a good quality, well designed product, so much better than the metal ladder I have been using for access to a different part of my loft. The omission of the instructions was the only negative point and that was soon rectified by a helpful customer services person.

Rated 4 out of 5 by from Reply to a query on my review "Nice product ..." I have added three photos showing how the spring assembly is assembled. This is the RH side (the LH side is a mirror image). To fit the springs: With the hatch CLOSED. 1/ Hook the end of the spring without a long tail onto the chain fixed to the hinged end of the hatch. 2/ Wearing gloves! Pull the spring until it can be hooked over the top end of the diagonal part of the lowering bracket. The spring is strong and does take some fitting. 3/ Repeat for other side. When opening / closing the hatch the springs act against you for the first 6" or so. Also when unfolding the ladder watch for the hatch trying to close.

Rated 4 out of 5 by from Nice product for the price. I found the product reasonably easy to fit with clear instructions. As it is in effect a 'cassette' that fits into a prebuilt hole in the ceiling, any purchaser should note that it is the acurate preparation of this opening that is most important. Unless the purchaser is proficient at DIY then advice or proffesional help with this is recommended. The fitting of the unit is straightforward but this is a two person job as you shut yourself into the loft space whilst it is done (you need someone outside to remove the supports). On the down side: The package had been stored in the building materials area of the B&Q store and had suffered some water ingress. This dried OK - BUT please keep them dry B&Q. Secondly the springs are like those on Arkwrights till - you need to be Mr Universe to open/close the hatch. Thirdly the pole for use on the hatch was poorly assembled with the hook pulling off as soon as first used. This is easily fixed using a woodscrew. All in all it is a product well worth the price charged for it. Including altering the loft timbers it took about 12 hours (three for the hatch)

Rated 3 out of 5 by from Poor instructions The instructions were not very clear at all, and the latch was broken and needed changing. B and Q changed this, but it was a bit inconvenient.

Rated 3 out of 5 by from Wrongly described I measured my loft before I bought this loft ladder ie the B&Q one at £100. The website described it as 120 by 70 cm but the width is only 55cm not 70cm. I had widened my existing loft access ready to accommodate 70cm and now have to reduce the width and patch with plasterboard. This is an infuriating misdescription. Buyer beware! B&Q tighten up your product descriptions.

Rated 2 out of 5 by from Size guide wrong!!! I purchased this ladder because of its width. In B&Q second picture it shows twice that the width of the shell is 120cm x 70cm. I decided to cut the hole in my ceiling based on the spec sheet photo. And when I collected the ladder the next day and got it home I found out it was only 55cm. I now have a gap along the side and need to fix my ceiling. Please read all the specs and don't cut before you measure in person.

Rated 2 out of 5 by from Poorly made Quality was poor. It was damaged when unpacked and after fitting, when the second stage steps opened the treads hit the lock. The frame had to be repositioned to allow the steps to clear the lock. Badly manufactured.
