How to understand building and planning regulations

How to understand building and planning regulations

What are planning and building controls? Why do they exist? Can you deal with them yourself or is it best to ask a specialist? As with any task, you can decide for yourself when you know exactly what's involved.

First of all, it's important to understand what planning and building regulations are. It's easy to think of them as restrictive, bureaucratic tools put in place purely to thwart your ambitions. However, they're essential safety mechanisms which have been designed to protect you, your neighbours and the local environment.

The regulatory bodies will give you permission to carry out your plans unless there are very good reasons not to - in which case they must explain their decision. And if you disagree, you have the right to appeal against it.

Rated 5 out of 5 by from Does the job Brought this when replacing the kitchen taps. It worked well in a very confined space & gripped the large plastic nuts used to fix the taps to the sink & the nuts on the 15mm pipe work leading to the taps. Given that I'll use it once in a blue moon (if that) the low price makes sense. Definitely not worth paying twice as much for a branded one. Don't forget, changing taps in a confined space is difficult & there is a saying about a bad workman & his tools!

Rated 4 out of 5 by from Did the job! Was a bit suspicious about this product due to the low price and it's cheap-looking - it doesn't tell you what size nuts it unscrews but you can lift the plastic packaging to check. Although I suspect it is designed for smaller nuts it coped with a 27mm nut (sold with B&Qs own tap range!) even though the nut only connected with one of the serrated edges due to its size. Not a bad product!

Rated 4 out of 5 by from Does what it's supposed o do. Tap spanned, not a lot to add other than it did its job perfectly, good price does exactly the sam as one five times the price.

Rated 4 out of 5 by from Basin wrench Does the job well even with the difficult place it had to reach into

Rated 3 out of 5 by from You Get What You Pay For! I bought this wrench for a one off DIY job. It was too bulky to access the taps so it was a waste of money. It will probably never be used. If anyone would like it they are welcome! I recommend getting a more expensive wrench or get a plumber to do the job!

Rated 1 out of 5 by from cheap tool purchased to undo basin nuts serrations on jaws are almost non existant waste of money

Rated 1 out of 5 by from Cheap first one I bought jammed before I'd used it, replaced no problem. Its not easy to use compared with other makes. It has a poor finish and does not easily grip the nuts its designed for.
