How to understand building & planning regulations

How to understand building & planning regulations

What are planning and building controls? Why do they exist? Can you deal with them yourself or is it best to ask a specialist? As with any task, you can decide for yourself when you know exactly what's involved.

First of all, it's important to understand what planning and building regulations are. It's easy to think of them as restrictive, bureaucratic tools put in place purely to thwart your ambitions. However, they're essential safety mechanisms which have been designed to protect you, your neighbours and the local environment.

The regulatory bodies will give you permission to carry out your plans unless there are very good reasons not to - in which case they must explain their decision. And if you disagree, you have the right to appeal against it.

Rated 4 out of 5 by from Excellent tool for the price This is the second one I have bought. I bought one years ago but somehow lost it. I cannot understand the negative reviews, it works perfectly for me cutting inside and outside skirting board joints. They are all dead square and fit together seamlessly, assuming the walls are square themselves. Three points I would make are to secure it properly, always make sure the blade is tightened as firmly as it will go or the blade may wander off line (but this has never happened to me) and see my comments regarding clamping the wood to the saw. It comes with plastic extender ends with holes allowing it to be screwed to a bench but I use them to clamp it to my Workmate. There is a simple clamp to secure the wood but I used G clamps which seemed more secure. The saw base is cast aluminium. Previous reviews seemed to imply it is a poor quality, flimsy bit of kit but not so. If you want to cut mitres accurately you cannot go wrong assuming the above points. I have tried using a mitre block but the results were not a patch on this saw, that is why I bought another one without hesitation. Regards, Chris

Rated 3 out of 5 by from Just about does the job This is not a high-tech wonder. It's flimsy and needs to be secured well. But for simple jobs, including skirting boards, it's worked OK. I've had no trouble cutting straight or at the desired angles.

Rated 3 out of 5 by from Very difficult to master Takes a bit of getting used to. I did the whole downstairs skirting boards and it took a while to produce a straight cut. You'll need to use a square then clamp your boards vertical or they'll slip producing a nice arc in your cut. I wouldn't (and didn't) use it for skirting again, I made a better job upstairs with my cheap compound mitre saw.

Rated 3 out of 5 by from Ok Bought this to cut accurate mitres for window beading and dado rails. Works quite well but the instructions are appalling. Not at all clear and the "bushings" of which there are two of are not even mentioned and so I can only be guided by the pictures (these are poor too) as to where to put them - no idea what they are even for. You also need plenty of space and unless you are desperate, don't bother with the end stop - just gets in the way.

Rated 1 out of 5 by from Far from Precision I was initially impressed with the apparent value of this product, looks to be well made until you look closer and find that the blade guides are made of cheap plastic, sadly the robust nature of the base is worthless when the vertical alignment is so poor, mine was cutting at 86 degrees instead of 90 on all cuts making the end unusable without lots of sanding

Rated 1 out of 5 by from Waste of money I bought one of these years ago and I have tried and tried to get it work properly. IN VAIN I might add. The wood I have wasted is a disgrace. It is impossible to hold deep skirting firmly and the saw keeps "catching" and the slide system is not smooth. All in all why do Band Q sell this heap of rubbish? I always thought I was to blame but after reading all these reviews I now know I am not alone and more importantly that I'm not the incompetent I thought I was. It's going to the tip!!
