How to understand building and planning regulations

How to understand building and planning regulations

What are planning and building controls? Why do they exist? Can you deal with them yourself or is it best to ask a specialist? As with any task, you can decide for yourself when you know exactly what's involved.

First of all, it's important to understand what planning and building regulations are. It's easy to think of them as restrictive, bureaucratic tools put in place purely to thwart your ambitions. However, they're essential safety mechanisms which have been designed to protect you, your neighbours and the local environment.

The regulatory bodies will give you permission to carry out your plans unless there are very good reasons not to - in which case they must explain their decision. And if you disagree, you have the right to appeal against it.

Rated 5 out of 5 by from Excellent cutters Must admit I was wary of buying these cutters after reading other reviews but glad I did once you get the hang of using them they are superb clean neat and precise cuts saving time and scotia in fact I was able to return two lengths due to less wastage the trick is not to be timid in the cut but use a quick positive action for a clean cut

Rated 5 out of 5 by from Great tool would not be without it! It makes cutting mitres so easy maybe will only use once throughout the house but worth every penny, I suppose I could car boot it!

Rated 4 out of 5 by from Scotia Cutters A very useful item for doing those infrequent tasks which one gets rarely but do require a specialist tool.- I bought this to cut quadrant running along a bathroom floor. The various angles one can choose to cut are most useful and the cutters are simple to use. Angles are 45, 60,75,90,105 and 120. My only mini-gripe is that the orange silicone/rubber grip on one side keeps sliding off its metal arm. However one can live with that in view of the frequency of its use. Good value for those one-off jobs.

Rated 4 out of 5 by from Difficult to use at first but convenient I hated this tool at first as I found it difficult to hold the scotia in place while cutting and hence got a variety of different angles! I also found that it damaged the mdf scotia near top when I applied pressure. However after some practise I realised I needed to apply pressure more evenly and gently. I think a mitre saw would have been easier and more accurate at first but the benefit of this tool was how quick it was to cut and I could make the cuts as I fit the scotia so I didn't get confused about what angle I wanted.

Rated 4 out of 5 by from Does the job fine Was wary after the negative reviews but bought it anyway. I find it cuts through the scotia with ease. No particular force required, just like scissors through cardboard. Cant comment on using it on plastic or real wood scotia, but on the wood effect stuff it cuts through it with ease and gives a neat edge.

Rated 3 out of 5 by from Good or bad depending on your scotia If your scotia has a very narrow contact area (where it touches the skirting / floor) then these are useless as it's impossible to hold the scotia in position while you cut due to the angled retainer not being tall enough. If, however, your scotia has fairly wide contact areas then they work very well. That's probably why some people rate these and some don't - it depends on what type of scotia they've tried to cut.

Rated 2 out of 5 by from very disappointed i found these cutters did not do the job for which they are intended...ie cut the plastic edging for laminate. cutting a piece the width of the edging but trying to cut a 45 degree angle is almost impossible. similarly trying to cut lengthways is impossible...would not recommend at all.
