How to understand building and planning regulations

How to understand building and planning regulations

What are planning and building controls? Why do they exist? Can you deal with them yourself or is it best to ask a specialist? As with any task, you can decide for yourself when you know exactly what's involved.

First of all, it's important to understand what planning and building regulations are. It's easy to think of them as restrictive, bureaucratic tools put in place purely to thwart your ambitions. However, they're essential safety mechanisms which have been designed to protect you, your neighbours and the local environment.

The regulatory bodies will give you permission to carry out your plans unless there are very good reasons not to - in which case they must explain their decision. And if you disagree, you have the right to appeal against it.

Rated 5 out of 5 by from Good price I bought this to cut mitres on plaster cove and it worked really well

Rated 5 out of 5 by from Fine by me! Bought today for making frames for simple boxes, trays etc., perfect mitres and square cuts, needed securing to bench (clue is in the holes in the base for this purpose!), simple work around with a couple of clamps.

Rated 5 out of 5 by from Waste of fuel Hopefully B+Q will give me a refund on this. They won't however refund my time (unpacking, assembling, using, dissembling, repacking, and returning), my fuel returning it and the wood that I wasted. I tried multiple cuts and it cut the same squint angle everytime so it least t could be described as consistently rubbish.

Rated 5 out of 5 by from Good Value (had it been new!) The Item I bought did not have vertical adjustment as picture and was the B&Q brand. Despite my comments which follow, it did the job perfectly, all be it only a very light task. Maybe the vertical adjustment was the reason that other reviewers complained about not straight cuts? For horizontal cuts the blade is nice and tight and cuts true and the mitre angle adjustment is nice and positive - great value for money I would say! When I got the item from the shelf (the only one) the box was selo-taped up which led me to believe it had been sold previously My fear was confirmed when I found it to be partially assembled - no assembly instructions - showing a sign of being misused - 1 screw hole thread stripped and some minor parts missing. The Item was still usable however and it did not warrant dis-assembling and taking back to the store as I got around the problems and the damage was mainly cosmetic (the user had set the saw too low and cut into the base plate) I was however a bit disappointed that the product was not new and was not marked as such and not marked down due to this I will certainly be more wary when boxes are taped in future

Rated 5 out of 5 by from Works well I bought the B and Q version of this 15 years ago, and its done everything I've asked of it. A lot for little money

Rated 4 out of 5 by from mitre saw I have used this item-It is not too bad The blade tends to jiggle about when sawing mitres so the cut is not as true as it should be. But for general sawing it is ok

Rated 4 out of 5 by from Excellent piece of equipment Was recommended this by the store staff in Nelson. Excellent for large skirting boards clean cuts

Rated 3 out of 5 by from Not so good as last one I purchased one today for some architrave and frame work. I had the old type and this was great compared to this model. The saw slides are to tight to lift the saw up and down easy. But i guess this will wear in. Also the sad news is it ruined my first cuts because the blade on the saw has dents and twists in it. I believe this is from the packing as the saw was under the metal frame. So it will be returned tomorrow to be replaced
